Karnataka was the first state in India to start off with digitization of land records, under the ‘Bhoomi Project’, now almost every state in India has supported this initiative. One such state is West Bengal which has modernized the acquisition of land records is West Bengal.The Government of India has initialized a program called National Land Record Modernization Program (NLRMP) which works for digitization of all the land records in India. Under NLRMP, The West Bengal Government has also set up a portal in coordination with the National Informatics Center (NIC), Kolkata to provide all the land details in state online which is called as Banglarbhumi. The West Bengal state Government has completely dedicated this portal to the Land and Land Reforms Department. The portal “Banglarbhumi” also provides several other land details along with the map of the particular Block or Mouza. The revenue department of West Bengal has updated all the land records of all the districts of West Bengal. The Digitization of these records is in the process, only few districts from West Bengal are not digitized. The digitization of the land records has been very beneficial for the citizens who live away from their home towns and need to have access to their land records.The land records can change with time hence they need to be regularly updated. The West Bengal Revenue department regularly updates the land records from every district. The digitization of the land records will help revenue department to easily update the records and create their reports on a regular basis in future. The digitization of the land records will increase the transparency between the revenue department of the West Bengal and citizens. The West Bengal Government has also given an option to see the maps of all the Blocks and Mouzas in the West Bengal. You can access maps of your Blocks and Mouzas by clicking on the West Bengal map provided in the lower left corner of the home page. The online service is available in their native language for more convenience.Why is it important to obtain West Bengal land records?Apart from purchasing of property, West Bengal land records in useful for number of reasons like:
- For verifying land title while carrying out property transaction
- In case of property dispute, land record can serve as legal document
- For division of land
- For verifying mutation status
- To obtain farm loan from any financial institution
- To open an account in bank
- For any other personal reason
Steps to get your land records online
- Open the home page of the “Banglarbhumi” online portal i.e. official website of the Land and Land Reforms Department of West Bengal State Government.banglarbhumi.gov.in
- In the menu section click on the “Know Your Property Tab”
- It will redirect you to the Khatian and land information page
- Read the Must see page by clicking on the Must see button, once you read the page you can proceed to search your land details
- Select the District, Block and Mouza according to your requirement
- After selecting all the option you will see searching options on the left side of the screen
- Select how you want to search you Land records
- Search by Khatian
- Search by Plot Number
- If you select search by Khatian then enter your khatian number in the given window and click on submit button
- If you select search by plot then enter your plot number in the given window and click on the submit button
- Once you click on the submit button it will show you your land records on the screen if the records are available otherwise it will show you the message “record not found”
- You can take a print out of your land records.
How to acquire certified copy of West Bengal land records (Khatian and Plot details)?To acquire certified copy of plot information, Record of Right (RoR), visit concerned Block Land & Land Reforms Office (BL & LRO). The applicant need to submit the application on a demi paper along with court fees of Rs. 20. The applicant also need to provide below mentioned details clearly:
- Applicant’s all necessary details
- Mouza name
- Khatian number or plot number and
- J.L. number (unique mouza number
Note: The extra court fee amount should be submitted to the respective office before acquiring RoR certified copy.You will notice that the West Bengal Government is still working on the digitization of the land records.
