Capital Transaction

  • Sale/Purchase of a property

Carpet Area

  • The actual usable area of an apartment/office unit/showroom etc. minus the loading or thickness of the wall

Catchment area

  • A land area which tapers to meet a water body or reservoir

CBD or Central Business District

  • Commercial area and areas within the radius of 2 – 3 kms forming a commercial hub

Certificate of Title

  • A document which states the ownership details like the name of the owner, outstanding loan and encumbrances, if any

Circle rate

  • Minimum rate decided by the government authorities for valuation of land in a particular area

Clear Title

  • A title that is free from claims or legal hassles about the ownership of the property

Collateral

  • An asset (such as a car/home) that guarantees the repayment of a loan

Completion certificate

  • A certificate declaring the completion of the building process which is usually authorized by an architect, engineer and supervisors

Commencement Certificate

  • A certificate issued by the appropriate local authority certifying immediate commencement of construction

Commercial Property

  • A building / property which is used for the purposes of carrying out commercial activities

Common Areas

  • Those portions of a building, land and amenities owned (or managed) by a planned unit development (PUD)

Commercial Bank

  • A financial institution which provides services to individuals and businesses in terms of  loans, investment schemes, etc.

Comprehensive Development Plan (CDP)

  • The Master Plan approved by an authority

Condominium

  • A type of property wherein a flat is privately owned whereas other facilities are commonly shared with other owners

Conveyance

  • A written document which transfers the land ownership from one individual to another

Co-ownership

  • If more than one owner hold the title of an immovable property, the property is of a Co-ownership type

Cooperative Housing Society

  • A body of authority which ensures the availability of basic amenities to the members living within the same society or township

Covenant

  • A clause in a mortgage restriciting the borrower on the use of land
