New Town Plots To Be On Lease Only

new-townKolkata: The Housing Infrastructure Development Corporation (Hidco) will from now on allow only leasehold plots in Rajarhat New Town. Previously most plots of New Town were handed over in the freehold basis which meant that the owners could sell the land if they wanted to. Most of the plots allotted on freehold basis were located in New Town Action Area 1.Now with the leasehold system being put in place the land will be leased for 99 years to bidders who want to buy the plots. In the neighbouring township of Salt Lake most of the plots had been leased for 999 years.The advantage of giving out land on leasehold basis is that it makes the government’s job of monitoring the land much easier. It gives the government greater power over the land and can also help in keeping an eye on the use of land. According to the present Bengal government’s directives, no allotted plot can be left unutilized for more than six months. But many allotted plots had been found to have sat idle for much longer than that. Land officials have compiled a list of 25 such plots and soon will start a drive to talk to the plot holders. After that either the plots will be taken back or the plot holders will be asked to start construction work on the plots immediately.Many plots in new ton had been handed over to private institutions for the development of schools, colleges, hospitals etc.In New Town Hidco had allowed non residential plots that are located within 250 mts of the Metro line being constructed in the central business district an additional floor area ration (FAR).
