Mumbai: When Mumbai city is breaking all records for selling flats at unbelievably high prices, Navi Mumbai is refusing to stay far behind. Navi Mumbai had been creating a real estate buzz for quite long. Mostly people used to live in Navi Mumbai either because they found Mumbai unaffordable or it was more convenient for them. But now luxury homes are cropping up in Navi Mumbai as well and premium houses can now cost as much as Rs 20 crore which is the same as and in some cases even more than those available in Mumbai.The good news for developers is that even at a high price flats are selling quite fast. For example the 27-storeyed El Castillo developed by the Akshar Group has apartments ranging from Rs 16 crore to Rs 20 crore which include registration fees, stamp duty, taxes etc. Each 9,000sqft apartment costs around Rs 20,000 per sq ft. The building has apartments ranging from four to six bedrooms.Earlier Navi Mumbai used to be a spot for buying second homes. But the satellite town has thrived on the basis of infrastructural and commercial development as well as development of connectivity. The basic credit for such a surge is development belongs to the City and Industrial Development Corporation (Cidco). Unlike Mumbai it did not let residential complexes occupy spaces reserved for playgrounds or gardens. Big industrial zones like the Dhirubhai Ambani Knowledge City and the Thane-Belapur road have also contributed to the growth and popularity of Navi Mumbai.At Nerul, off the Palm Beach Road, projects by Maithili Properties and National Builders have sold apartments for over Rs 10 crore. These apartments have listed them among high end apartments and they are selling like hot cakes.
