Mumbai: The Mumbai real estate market is defying limits of credibility every day. In June 2012 a luxury apartment in Tahnee Height on Napean Sea Road was sold for Rs1.2 lakh per sq ft to the Jindal Drugs. At that time the rate left the country spell bound. Now Mumbai has done it all over again and a 10th floor sea facing apartment in Samundra Mahal in Worli had been sold at Rs 1.23 lakh per sq ft.The record has been set by Borosil, the leading glassware company. The total area of the apartment is 1,706 sq ft. and has a built up area of 2.625 sq ft. It is a 3BHK apartment with servant quarters. An amount of Rs 21 crore has been paid to purchase the flat from Behroze Zavaray Poonawala, sister-in-law of the famous Cyrus Poonawala who is famous for being the biggest vaccine maker in the world.The building consists of a total 28 stories and has a swimming pool, a health club, a garden and a children’s play area. The building is home to quite a number of rich industrialists, corporate leaders and celebrities.Borosil bought the flat as an investment. A Borosil spokes person stated, “As a part of realignment of its investment in real estate properties, the company has decided to purchase property in one building while disposing of an equivalent space in another building. The company believes appreciation in property prices in the new building is likely to be higher…”Borosil is a 48 year old company and is the most reliable name when it comes to sheet glasses, microwave kitchenware and laboratory glassware. In 2010 Borosil sold its 18 acre factory at Andheri (East) to Neepa Real Estate a subsidiary of Sheth Developers and earned Rs 830 crore. It is assumed that Borosil is investing this fund in various real estate properties as investments.
