India, a country with total 90.44 % land area quite inevitably has several types of lands which is used for different purposes like agriculture, real estate, commercial, industrial etc. Agriculture being the main occupation of India, major portion of the land is used as agricultural land. Whether the land is used for farming or not, generally the land is categorized as agricultural land.Green Zone Lands:The rapid development has lead to usage of land for urban activities therefore it is necessary to preserve the land for recreational purposes. The land which is primarily occupied for agricultural activity and which is allocated by Regional Plan is known as Green Zone land. When certain land is tagged as green zone land, it does not literally mean that it can be used only for cultivation. Green Zone land can be occupied for many other activities like putting up agro-based industries, hospitals, educational centres etc. Mainly these lands can be used for the development of the rural areas. In every village some portion of the lands are reserved for rural settlement. As the urban areas area developing on a fast pace, it becomes indispensable for the rural localities also to develop. Therefore Regional Plan permits certain activities to be undertaken in the Green Zone land.Activities on Green Zone Lands:Below is the list of activities that are permitted on green zone lands under some conditions:
- Green Zone Land can be used for construction of holiday resorts or vacation homes
- These lands can be utilized for educational, medical, social or cultural institutions
- Homes for single families can be built within the area limit of 2000 sq.m.
- The land can also be used for film shoots with studio
- Godowns, container park areas for non-hazardous and non-obnoxious materials
- Agro- based industries like rice mill, saw mill, cold storage or poultry business, cattle stables etc can also be carried on in these lands
- Recreational facilities like gardens, parks, swimming pool, race courses, play fields, amusement parks, theme parks etc, can also be part of these green zone lands
- Even small scale industries of total area of 4000 sq.m. or below that can be built in green lands
- Infrastructural expansion also plays a major role in development of rural areas, therefore these green lands can be utilized for connectivity of the rural areas to some prime locations by the means of roadways, railways, airports, highways. Other infrastructural facilities like communication tower, dams, pipelines, electricity lines can also be developed in these lands
- The land can also serve as a ground for essential amenities and services like check posts, parking lots, petrol pumps, small commercial zones, restaurants and may more
These lands can be used for the services that are beneficial for the upliftment of the underdeveloped or developing areas rather than for expansion of the urban localities. The area of usage is limited as per the activity. These areas cannot be used for high rise residential or commercial complexes. There are certain limitations for utilization of the green zone lands.
