DDA to Raise FAR For Housing and Other Infrastructural Facilities

DDA-FARNew Delhi: The Delhi Development Authority  (DDA) in its board meeting on Thursday, 5th September 2013 decided to raise the floor area ration (FAR) for the housing industry as well as for healthcare facilities and other industries. The FAR for hospitals will be raised from 200 to 375.The FAR of plots are to be varied with the width of the road by which the plots are located. If the plot is located by a 24 mt wide road it will be allowed a FAR of 200. If it is located by a road with a width of 24-30 mts it will be allowed a FAR of 300. In case the plot is located by a 30 mt wide road the plot will be allowed a FAR of 375. The proposal for greater FAR will be forwarded to the Urban Development Ministry where it will receive the final approval.A senior DDA official stated that the additional space will be provided in the form of podium parking. While calculating FAR facilities like radiology lab in the hospital’s basement, staff changing room or staff dining room will not be taken into consideration.Hotels will also be taken into concern while passing the proposal. The definition of a hotel has been modified to bring the smaller hotel like businesses that are operating in a lesser way under the purview of the DDA. According to the new definition a hotel would be any establishment with a “premises having minimum 10 lettable rooms for lodging and boarding of 15 persons on short/long term basis”.Enhanced FAR has been proposed for activities like hotels, restaurant, banquet/conference facilities, service apartments, food courts, discotheque, health club, swimming pool and residential units. Commercial spaces and retail spaces with service shops will have a FAR restriction of 30%. For industries undergoing reconstruction on 1000 sq mt plot, permission for ground coverage has been increased from 30% to 40%.
