South Chennai is coming up with a huge number of new township projects to delight the real estate investors and seekers. Properties vary from multi-storey apartments, builder floor apartments to independent villas and plots. All the properties will come under the price range of Rs. 2500-3700 per sq ft. “As compared to the other zones, South Chennai is witnessing more such township projects. Till now most of these projects have attracted more of investors as compared to end users. Almost 70 per cent of the enquiries are from investors. It will take another 1-2 years for these projects to witness occupancy,” said Fazil Ahmed, City Manager, DHFL property services.
The properties that are in most demand are 2 and 3 BHK followed by plots and independent villas. Several upcoming projects are listed below.
- Palace Gardens by the Hiranandani group will be one of the first township projects to be launched in Singaperumal Koil (South Chennai). It offers 1-5 BHK apartments with an area of 800-3000 sq ft cost at Rs 3550 per sq ft.
- Uniworld City by Unitech is becoming the most successful of all as it is offering 2 BHK flats for only Rs.17 lakhs. This special offer has convincingly attracted a large number of buyers. The Multi-storey apartments are available at a price of Rs 2500 per sq ft and plots cost between Rs 36-42 lakh. Area of these plots varies from 1200-3000 sq ft.
- Temple Green by Arun Excello Developers is under construction in Oragadam. Expected to give the possession by 2014, Temple Green will be offering multi-storey apartments in the range of Rs. 2600-2800 per sq ft.
- Inno Geocity by the Inno Group is also located in Oragadam and under construction. This will be presenting semi-independent villas at a starting price of Rs 25 lakh.
- Pacificahas planned to offer both multi-storey apartments and independent villas at Aurum in OMR.
As multiple new residential projects are in the pipeline, home-seekers and real estate investors are finding it easier to get the home of their choice at affordable rates.
