Pune: Extra Floor Space Index (FSI: the ratio of a building’s total floor area to the size of the parcel of land upon which it is built) has been proposed by the new Development Plan (DP) for the hotels in Pune. The City Improvement Committee (CIC) has approved a supplementary which states that FSI benefits should be given to all types of hotel. However civic administration, on the contrary, had proposed to keep the FSI benefits to four stars and above hotels only.
“The extra FSI has been allowed to hotels with a grade of a four star or more. This should be changed and all hotels should be allowed to take an extra FSI. Those who wish to take the benefit of this extra FSI should be charged rates according to the ready reckoner,” states the supplementary.
Hoteliers are happy with the new plan and are expecting that this will be profitable for the customers also. “If more space is generated, more rooms will be available to customers and the cost of rooms will also go down, as more rooms would be available in the city after increasing the space,” said Ganesh Shetty, president, Pune Restaurants and Hoteliers Association.
Former corporate Ujwal Keskar has asked the members to include flood line details in the new proposal. The irrigation department has marked the flood line but DP has not displayed it.
Some allegations have also been made that earlier tenants in the old wadas were supposed to get bigger accommodations but due to other development plans, now tenants will get smaller accommodations. Development on one side always affects the other side. Measures will be taken to ensure a smooth implementation of this reform in FSI guidelines.
