FSI Hike Proposed to Tackle Land Scarcity and Price Rise

fsi-imagePune: The real estate industry of Pune is going through a challenging phase. With the city losing its agricultural lands to residential and commercial constructions, the threat of land scarcity is looming large.  Pune’s fast growing real estate industry has spurred demand for greater residential and commercial construction. The increasing demand has in turn lead to a steep hike in the property prices. In order to curb this threat, the ministry has come up with a proposal to liberalize FAR/FSI guidelines. Increasing the vertical limit seems to be the only solution to the high demand – less supply issue. In accordance to this there will be a considerable increase in the number of high-rises in city.The CREDAI Pune Metro has expressed concern over the vanishing agricultural lands with the increase in the number of constructions. In order to equate the chasm in demand and supply of properties, a hike in the FSI has been proposed.What is FSI/FAR?FSI/FAR is the ratio of the floor area of the building to the plot area. Higher the FSI, higher is the built-up area. For example if the FSI is 100, then on a 1000 sq.mts plot – 1000 sq.mts of gross floor area can be built.Need for hiking the FSI:

  •  The  population of Pune has grown by 30% in the last 10 years
  • Growth in urban population is estimated to be 36%
  • Pune has the highest number of urban dwellers which is 57.39 lakh
  • 60.88% of the population is concentrated in the urban areas of Pune
  • The increasing population  has resulted in degradation of forests and agricultural land

The increase in the FSI should be implemented only after doing extensive stress test on the city’s capacity to handle and maintain high rises. If the groundwork is satisfactory then an increase in the FSI should be executed in a progressive manner.
