NCR Witness Drop in Premium Properties and Shift to Affordable Properties

According to the sources, these cities saw a drop of 4 to13 per cent in demand for properties with high price tag during October- December, 2014 quarter. Not only demand but even supply decreased by 2- 8 per cent. Gurgaon witnessed maximum drop in supply as well as demand.According to the sources, supply of premium properties in these locations is mostly in surplus. As the market sentiments and property deals was low in past three to four months, potential buyers anticipate for drop in prices. But as this didn’t happen, buyers are still waiting.However buyers are not ready to invest in under-construction properties due to legality issues whereas ready-to-move properties mostly belong to price category of Rs. 40 to 80 lakh. Thus, people are investing in such properties which have led to decline in demand for premium properties.Since the demand has reduced, developers have in turn decreased the supply of such properties.The launch of affordable housing policy in Gurgaon has greatly affected market condition as well as buyer’s decision. As per this policy, projects are now available for Rs. 4,000 per sq ft and hence property prices that are priced Rs. 9,000 to Rs. 15,000 per sq ft is been ignored by the potential property investors. Homebuyers are not willing to invest in such properties as the market sentiments are poor.
