Government to Simplify Land Use Change Process to Improve Housing

EWSDelhi / NCR:  The housing needs are considerably increasing and to meet the growing demand, government has come up with various directions for the municipal body and authority to increase the housing supply to meet the requirement. The government has also requested the authorities to ease the process of land use change approval after the master plans are notified.The housing and poverty alleviation ministry has informed the authorities that if specific part of land in the master plan falls under the ‘residential zone’ then it should be considered as deemed permission for non-agricultural utilization.According to the sources, approval related to transformation of land use from agricultural to non-agricultural delays the project completion for around 1 to one and a half years while the appreciation in cost can go up by 40%.Since 95 % of housing shortage is seen in Economically Weaker Section (EWS) and Low Income Group (LIG), the ministry has recommended the city managers to bring in ‘mandatory reform’. The ministry has also given its opinion to the development authorities to make it mandatory to reserve 10 to 15% of land in new layout plans for EWS and LIG housing to transform the land in periphery areas of the urban locations.
