Delhi/NCR: In order to curb down disputes and court cases related to residential projects, flat owners in Ghaziabad have requested the Union ministry of urban development to prepare a new builder-buyer agreement.The Federation of Associations of Apartment Owners (FedAOA) had written a letter to the ministry demanding to include an annexure of true disclosure of housing project in the agreement that would comprise of information about land history, fixtures and fittings, project specifications, facilities and NOCs collected from the concerned departments. As per the federation, disclosures made during the agreement would eliminate the probability of manipulation by the project developer.Due to the non-transparency in the agreement, several arguments have take place between the flat owners and developers, however this initiative will help to control the situation. According to the President of FedAOA, numerous cases are pending in court regarding the disputes. Most of the cases which were filed were against the difference between what was guaranteed to the flat owners in the agreement while booking the flat and what was finally delivered to them. Flat owners felt cheated due to this behavior of builders. Therefore the move would bring in more transparency in the process.Apart from these litigations, homebuyers in Ghaziabad have also complained about delay in project completion. Developers fail to deliver their project within the specified time.
