Mumbai: Brihanmumbai Municipal Corporation (BMC) has confused the people about its new property tax policy. As per the new system, property tax is been calculated on the basis of the capital value of the plot while according the previous policy, it was estimated as per the property rent, it could fetch.According to the survey conducted by BMC, there are about 2.75 lakh properties in Mumbai which are liable for property tax. BMC had provided provisional bills to the housing societies for 3 years (2010-13) during the reinforcement of the new system which confused the property tax payers.Since the municipal corporation has completed the process and revised all the properties, it recognized that few housing societies has paid some additional amount which has to be refunded while some amount has to be recovered from the tax-payers who have paid less.Few of the housing societies complained that they were told, their amount will be refunded but they received only half of the amount. Many housing societies may also witness internal disagreements between society and committee members due to difference in refund amount.BMC evaluation and collection department head said that they had sent provisional bills before but later they decided the amount and then amended it. They also recognized that in some cases few zones were left for estimation while in some cases, properties have been transformed from residential to commercial properties which led to alteration in the refund amount. BMC paid over 6% of interest to the societies, in case of late payments.
