Developers Cut Down Flat Size to Keep Rates Cheap

launchesAccording to the globally recognized property consultant, Cushman & Wakefield (C&W), real estate developers have decided to reduce the size of new launches, in order to keep the flat prices affordable. The flat size will be cut down by 100 sq ft which would reduce the cost by an average of 6 %. This action will take place in 8 major cities of India, Mumbai, NCR (Gurgaon and Noida), Kolkata, Pune, Chennai, Bangalore, Ahmedabad and Hyderabad.Out of these 8 prime cities, Noida have seen a radical decline of 16 % in the sizes of new apartments. Last year the residential prices in Noida escalated by 17 %, however the total flat price reduced by 2 % due to the cut back of flat sizes.Cushman & Wakefield in a statement said that the reduction in the size of new launches in 2014 have led to affordable flat prices.Of around 50,000 housing units of 1 and 2 BHK which were launched in first quarter of 2014 in 8 major cities, most of the developers in these cities reduced the flat sizes by around 100 sq ft which resulted in 6 % drop in prices of flats.As per C&W, Mumbai witnessed drop in the flat sizes by 12 %, Ahmedabad recorded 8 % decline, Hyderabad- 9 %, Pune- 6 %, Chennai and Gurgaon – 3 %. Kolkata and Bangalore real estate market however were not part of this trend. In fact these cities saw increase in size as well as price of apartments.
