In order to deal with the rapid urbanization, globally recognized property consultant, Cushman & Wakefield (C&W), recently has suggested implementing single window clearance for the residential projects in our country. According to a joint report presented by this property consultant and PHD Chamber, execution of projects is one of the major flaws in real estate sector of India. Hence it is essential to undertake single window clearance, to avoid the lengthy period of 18 to 24 months, time spent on acquiring permissions.In its report, ‘Challenges and Opportunities for Housing Sector in Urban India’, C&W stated that political will, action and execution were the major factors to tackle with urbanization. From 2011, there would be an increase of 59% in urban population till 2031 that is there would around 600 million people.The property consultant, apart from single window clearance also suggested various other measures to deal with speedy urbanization which included sufficient funding, innovative use of land, promotion of rental housing, incentives on affordable residential units, getting rid of Rental Control Act, accessing credit to people under EWS and LIG section.The Chief Vigilance Officer of Delhi Development Authority, with respect the suggestion, supported vertical development and rental housing to increase the supply of housing properties. Colossal investment has been blocked as 10 to 15% of properties in urban areas are almost vacant.According to Executive Director of DLF Group FAR (floor area ratio) is not a bad word in real estate and preferred to raise the FAR to escalate the residential supply.
