Noida Authority – Build Homes on Plots or Property will Be Confiscated

vacant plotNoida: As per the modified building bylaws, Noida Authority has decided that the landowners within two years of time should develop residences on vacant plot or sell it somebody or else the property will be seized. According to the official sources, the main aim of this bylaw modification is to eliminate the encroachment of vacant plots. Before the construction would take place on 50% of the permitted Floor Area Ratio (FAR) but as per the changed rule, the owners have to construct on 100% area of allowed FAR.According to the officials, the rule will be applicable only to the residential segment of plots which will include new as well as old allotted plots. As per the current bylaw, the allotees need least of 50% of construction of FAR, on the basis of which they will be given building completion certificate. As per the reports, some of these plots are misused for unauthorized purposes by the dwellers.The Chairman and CEO of Noida Authority stated that the old allotees will be handed over with a notice that would request them to finish the construction process within a period of one year and if they fail to do so then their lease deed will be terminated and the plots will be seized as per the changed bylaws. Survey would take place for the identification of the plots.According to the existing scheme, the housing plot allotees in Noida were asked to pay the fine if they did not construct the homes within the time permitted. The time period however would get extended after the payment of penalty amount.
