With an intention to avoid high property tax, most of the residential properties in Chennai has be utilized for commercial purposes which has resulted in enormous loss to the civic bodies due the decrease in the number of property tax collection. Property tax is a huge source of revenue to the civic corporation through which city infrastructure and other development facilities are carried on.In prime localities like Thiruvanmiyur, Egmore, Adyar, Teynampet, Kodambakkam and Anna Nagar, multi-storey residential buildings are used for commercial activities like private schools, sweetmart, restaurants, apparel stores, nursing homes etc. according to the sources even though commercial activities are carried on here, the owners pay residential property tax.As per the survey, around 3 lakh housing complexes in Chennai are being used for commercial purposes. Out of 12.45 lakh properties in the city, only 1.46 lakh are recorded as commercial properties. The increase in commercial establishments in residential zones has given rise to problems like unauthorized parking, pollution etc. Residents’ Welfare Association of Anna Nagar’s secretary said that civic body should take some action to stop the commercial activities.Not only the traders but even the residents are satisfied by rent the properties as they are getting good amount. The officials said that they will soon take some action against the property owners who are leasing their properties without altering tax rate slab.The corporation had decided to shortlist all the properties with the help of GIS but till now no progress has been seen.
