From this New Year, real estate developers of Hyderabad will get property approvals within a week. Under the proposed Green Channel Scheme by Hyderabad Metropolitan Development Authority (HMDA), developers would retrieve layout approvals in a faster manner. If this scheme works well, the service will also be provided to buildings, multi-storey apartments, gated community and individual homes which will get approvals in a phased manner.Similar to the civic bodies of states like Gujarat even HMDA is aiming to expedite the clearances through the Green Channel Scheme. This scheme is expected to give a huge relief to the property owners and developers who have to otherwise run up and down the offices, several times for the approvals. The applicant, however have to consult the document auditor and architect to check the documents that are related to the ownership, title, building plans are as per the rules and regulations.Once the applicants acquire the certification, they may have to submit the application with all the necessary documents, draft the mortgage, fees at the Citizen Facilitation Centre which will be soon set up by the HMDA.According to the officials, the document auditors, particularly the advocates and the architects would be enrolled by the HMDA for verification of the documents. Auditors and architects license would be valid till two years.It would be the duty of the chief planning officers to scrutiny the documents and check the layout of the respective areas within 30 days of application. If the application fails to match the rules and regulations or the documents submitted then it could be rejected.
