Mumbai: state government has decided to provide double FSI to constructions at Mumbai’s fringes to spring up the development in rural parts and small towns situated around the Mumbai. The decision to provide such provision to the constructions was taken to power up non-corporation areas having great constructional potentials.The decision of applying the development control regulations (DCR) at fringes will definitely benefit the constructions and developments though provisions like double FSI. The decision is also most likely to bring down the real estate demand and prices in the areas like Mira-Bhayandar, Navi Mumbai, and Thane etc. The decision will surely speed up the urbanization and developments in the metropolitan region around the Mumbai as it will produce huge stock of properties with cheaper prices.The upcoming stock of properties will be distributed in the jurisdiction of nine municipal councils and about 200 nagar panchayats in around 1000 villages in the metropolitan region.The decision of providing such provisions to the outskirt urban regions was approved by the chief minister Prithviraj Chavan which will approve FSI of 1.5 instead of previous 0.75 along with various other incentives for urban needs in these regions.Experts of town p0lanning said that the only doubled FSI will not help improve the development of these regions; we need strong plan to carry out the urbanization of these regions to benefit the Mumbai’s increasing real estate demands.Potential and demand of these regions highly depend on the transportation facilities and civic services provided by the region.
