Nagpur: New owners who are yet to finish off with the final phase of property buying, i.e property mutation will be required to shell out more money towards tax. The Nagpur Municipal Corporation is all set to hike the mutation charges by Rs. 500 to Rs. 30, 000 depending on the altered fee structure. The proposal is still under the pipeline and is being scrutinized by the Standing Committee headed by Avinash Thakre.After 10 long years, a slab system for the mutation of property tax has been proposed by the NMC. Based on the valuation of land and building almost 6 slabs to categorize property mutation has been proposed. As of now a fixed charge of Rs. 400 is payable by property owners of different construction types. If the proposal is implemented then mutation charges will be fixed based on the newly devised slab system. The charges will fall under the following given categories: Rs. 1 to Rs. 1 lakh, Rs. 5 lakh, Rs. 10 lakh, Rs. 25 lakh, Rs. 50 lakh and so on.Based on the construction type and purpose the mutation charges for a property will be fixed. The newly drafted proposal also includes a fresh provision. If a property owner seeks property information or needs to obtain details from the tax book then an additional charge of Rs. 300 is liable.Deadlines have also been imposed by the NCM with respect to the property tax mutation. In accordance the process will have to be completed within 3 months of obtaining the sale deed.
