North Mumbai has become the Hottest Hub for Hotel Business

north-mumbaiMumbai: The prominent hotels of South Mumbai, Taj and Oberoi have been iconic hospitality addresses in the city, but over past few years the focus has been shifted to the north part of Mumbai. The budding of new- generation hotels in areas like Andheri (east), Malad, Powai, Bandra-Kurla Complex (BKC), Lower Parel have changed the scenario of the hotel industry in the city.South Mumbai was considered to be the prime destination for hotel industry some thirteen years back where out of 3,000 rooms of the branded hotel market, 60% were present in this part of the city. But after 2000, the scenario has completely changed, with an addition of 7,250 rooms, more than 85% of it has been developed in areas like mill lands or marshy lands.Few years back, majority of the hotels had been constructed in Andheri and the area is expecting launch of more chains. Swissotel, a 300 room hotel in Andheri- Kurla will start its operation in 2014 whereas Conrad with 200 rooms at Juhu is expected to open by next year. Crowne Plaza, a 200 room hotel will start its services soon. The shift of the hotel industry has changed the hospitality landscape of the city.Since past 7 years locations like Lower Parel, Malad, Goregaon, Andheri, BKC, Powai and Vikhroli have added 65 million sq ft of Grade A, commercial stock. In past decade number of branded hotels has emerged in city’s business areas. The main factor that has led to this situation is the CBD-Belapur project failure which was projected to be Mumbai’s business destination. The property rates in south Mumbai also saw an upsurge; hence the corporates shifted their focus towards areas like BKC and Andheri.
