Delhi: Property developers have for long depended on short term investors to sell a part of their housing projects and this has also been a source of quick funds for the developers. But a slow economy and rising cost of living has caused the end users to move away from buying homes and has caused the investors to go down with them. As a result the number of investors defaulting in payment to developers is increasing.Many investors have approached developers for refunds as they have bought six to eight properties together meaning to sell them within 6 to 8 months but failing to do so. Many have even dragged the developers to court over the issue.In the last few quarters the Indian economy has slowed down significantly. This has led to the slowing of the property market as well. The housing segment has slumped so far that developers are either lower prices or offering discounts to make a sale. But the home buyers have taken up a wait and watch attitude in hopes of a property market bubble burst. This has led to the pilling up of inventory and narrowed the pool of buyers for the short term investors.Many speculators managed to escape the situation before the slowdown set in, have been safe but too many investors are still stuck with houses with no takers. Generally they pay around 2-30% of the apartment’s value to the developers in around 6 months. But now they are failing to do so.Previously developers would lure in such investors offering special prices even before receiving all the approvals for the project. This would benefit the developer as he would have maintained a steady cash flow and investors were happy to buy such apartment as they did so at a much lower price and then sold the apartment later to end users for a profit.But in the view of the present situation developers are maintaining a wide berth with short term investors.
