Mumbai: Mumbai, the financial capital of India, has witnessed a surge in demand for retail space. A report by the commercial real estate consultancy CBRE Group revealed this. The report is titled India Retail Market View H1 2013. In it CBRE observed that in the first quarter of 2013 about 1 million sq ft of fresh supply of retail space has entered the Mumbai market along with the completion of the Thane Viviana Mall.The demand for retail space in Mumbai has remained constant and strong. Across the high streets such as Juhu, Andheri and Linking Road, both international and domestic retailers are fast opening shops, especially in the fashion and F&B segment. Several high end F&B retailers such as the Big Bang Bar and Café, Nom Nom, the Funjabi Tadke and Aoi opened their outlets in Bandra. These are their first outlets in the city. German fashion brand named Marc Cain opened its store on the Napean Sea road. This is its third store in Mumbai. Being Human opened its flagship store on Linking Road. Christian Loubotin, the French luxury footwear brand also opened its second store in the Horniman Circle. Most of these shops were opened in the first quarter of 2013.In 2012, Linking Road witnessed limited supply of retail space and high rentals. This encouraged retailers to move to the emerging high street markets of Andheri Link Road and Andheri Kurla Road which are located in the Western Suburbs of Mumbai. In the second half of 2012, this shifting interest of retailers caused a fall of rentals in Linking Road which decreased by 5-6%. In central Mumbai there was a marginal increase in rental values by 2-3%. In the Western Suburbs rental values declined by 9-10% and in the Eastern Suburbs it was lowered by 18-20% due to pressure created on developers by rising vacancy. This caused a surge of mall development in the Eastern Suburbs.
