Gurgaon: The new Master Plan 2031 that is designed to merge Gurgaon with Manesar is good news for the realty sector. The merge is a move to expand the existing Gurgaon city to create more residential space, develop physical infrastructure and social infrastructure such as hospitals, schools, playgrounds etc.When the new Master Plan will be implemented it will bring about 23,000 hectares of land under development that can create accommodation for over 21 lakh of people. The plan is to give Gurgaon a new lease of life as most parts of the city have no more space for development.The plan is also meant to contain the increasing prices of properties in Gurgaon. The Haryana government has already undertaken a number of steps to make houses more affordable in Gurgaon. In order to further improve this, the government has now approved a ‘high density policy’. According to this policy the Haryana Urban Development Authority (Huda) will now be allowed to increase the density of population over the density that was previously allowed. Previously the permitted population density was 80-100 people per acre. Now that limit has been raised to 100-180 people per acre. Thus now builders can develop more houses per acre that they were allowed to do in the past.Allotment for SEZ had been de-reserved. Under the new plan there will be no special land earmarked as an economic zone. Instead 1,600 hectares of land has been allotted for commercial development, 4,600 hectares for industrial development, and 16,000 hectares for residential development. Apart from these transport and communication facilities will take up 4,400 hectares of land, 2,000 hectares had been allotted for public and semipublic facilities, 600 acres will be developed for public utilizes and 2,900 hectares of land will be left open.Under the new plan connectivity will be improved between Gurgaon, Manesar and Delhi. Gurgaon and Manesar are already connected to the capital through the Northern and Southern Peripheral Roads.
