Gurgaon: Gurgaon, which is possibly one of the costliest cities when it comes to real estate is about to have an affordable housing scheme to be launched here soon.In a place like Gurgaon this might sound unbelievable but the state government has assured the affordable housing scheme will be launched inspite of the usual sky rocketing prices of apartments in the city. Builders will be allowed to separately take up projects under the scheme. They will be issued a separate license for the construction of the houses. The houses will be sold at a rate that will be decided under the scheme.Navin Raheja, the President of National Real Estate Development Council, said that the affordable housing is the need of the hour for Gurgaon residents as though it is a thriving city, not everyone can afford even a home here.The new policy has been announced quite unassumingly by the government. It will specially cater to the low income group people in different districts and towns. The development will take place in two high and medium potential places and in the districts it will be developed in low potential towns. The scheme will cover three categories and based on these categories the allotment rates will be fixed. In Gurgaon and Faridabad the flats will be sold at Rs 4,000 per sq ft which means that a 1BHK flat will cost around Rs 20 lakh.There are however some doubts concerning the success of the scheme. A real estate analyst said, “The scheme sounds good but unless there is stricter monitoring of the scheme at the ground level, it would be unsuccessful as a EWS scheme.” Doubts are also present among the industry insiders whether the builders will be interested in the new scheme because the high land costs have made the building of small flats quite unprofitable.
