Bangalore: The minimum amount at which the property is registered is called the guidance value. After the revision of this value in Bangalore, property registrations have been lowered by nearly 40 percent, as declared by sources (property registration offices and document writers). The rates have been increased by 0-100 percent in around more than 9000 locations across the city. Few of the areas like Panathur, Bellandur, Yelahanka, Hulimavu, Arakere and Begur have undergone 100 percent hike in the guidance value.According to the rules, Stamp duty is 5 percent of the property cost while 1 percent of the property value has to be paid for registration. As the value of guidance value increases, registration cost fattens proportionately.The Inspector General of Registration and Commissioner of Stamps has said that whenever the guidance value rises, a marginal dip is observed. The situation will be normal and positive by the end of this month.Few of the realty players have expressed that the economy is already struggling while real estate is swimming tough with sale of flats already down by 20 percent.
