Mumbai: Global investors who had shifted their focus after the economic slowdown of 2008 are back with interest and investments in the Indian real estate. Global investors have raised almost Rs 11,854 crore or $2 billion in the past year in the real estate sector.Some of the major investments are that of Abu Dhabi Investment Authority (ADIA) in Kotak Realty fund, and Sovereign Fund of Oman’s investment in HDFC. Besides these Redfort Capital, Aditya Birla Real Estate Fund and JP Morgan have also raised money to invest in real estate.Kotak Real Estate has raised Rs 1,200 crore or $200 million from a group of investors and has also received confirmed commitments on raising Rs 2,400 crore or $400 million for an eight year tenure of investing in residential real estate in six Indian metros.Kotak Real Estate Fund Chief Executive S. Sriniwasan said, “The investor base has consolidated and the nature of investors has undergone a sea change. Today, only long-term investors like large government funds and pension funds are keen on investing in India.” He added, “The transaction size can be large in metros and another benefit of investing in metros is that there is liquidity in these centers as against small cities.”Sanjay Dutt, Executive Managing Director of the consultancy agency Cushman & Wakefield, South Asia, said, “Investors are willing to invest in real estate; however, they are exploring the market for the right projects. We anticipate that in the next few quarters, the momentum in real estate will pick up throwing open more investible options for investors.”The Government of Singapore Investment Corp (GIC), investment firm Temasek and Oman’s State General Reserve Fund committed to invest Rs 1,200 crore or $200 million in HDFC Real Estate Fund in June 2013.
