Delhi/NCR: Noida, Greater Noida and Ghaziabad are getting ready to welcome new circle rates proposed in the range 7-25 percent. This proposal is expected to discourage the buyers and mark another setback. In the areas like Greater Noida West which is regarded as one of the most affordable regions, the prices will go up from Rs 22,500 per sq mt to Rs 28,000 per sq mt. The civic body is also planning to create V-code for the valuation of properties in the new areas, villages, sectors with 5 percent extra charge on gymnasium, clubhouse, swimming pools etc.The assistant commissioner of stamp of an area in Greater Noida has said that the revised rates will be effective from August 1.For residential property, the rates will escalate by 7-15 percent, for commercial, it will be 18-32 percent while for industrial ones, 12-25 percent escalation is expected.As the new circle rates will come in action, properties in Noida, Greater Noida and Ghaziabad regions will cost higher. The development authorities have also increased the allotment rates. However the administration has intended to make moderate revision in the low population areas compared to the areas where more land transaction is witnessed.This move got mixed reviews from the developers.
