National Real Estate Development Council (NAREDCO), formed under the aegis of Ministry of Housing and Urban Poverty Alleviation of India, with respect to the low-cost housing projects recently said that the government is required to ensure land availability and quick approvals. According to the President of NAREDCO, for executing the plan of low-cost housing projects effectively, it is necessary that the government ensures that the lands for the development are available at subsidized rates, land approvals are done quickly. Apart from these factors such as funding support, property tax relief, additional Floor Space Index (FSI), connectivity to suburbs and development of special residential zones are imperative for the affordable housing projects.He further added that improvement in the infrastructure status would help the realty sector in getting government incentives, financial support and tax benefits. The demanding infrastructure status will lead to lower cost subsidies also taking the loans from financial intuitions will become cheaper which would in turn increase the supply of affordable homes. NAREDCO President also said that upward correction in the Floor Area Ratio (FAR), population density rules and ground coverage are also needed on priority basis.The Floor Area Ratio (FAR) density and ground coverage norms do not support the development of affordable housing in most of the states. Lengthy approval procedure is also another main problem.
