Pune: If you look at the sky line of Hong Kong or Tokyo, cluster of high-rise buildings arranged in a planned way flash upon the eyes. They are called 3D buildings that make sure that the life which is prevailed on the streets will stay same at upper floors. That means there will be a restaurant on one, coffee shop on second and saloon on another such that the residents will get the same facilities that they get on the roads and not feel isolated. But the major benefit of these tall buildings is not about giving street amenities to the residents but using the urban space efficiently and saving open space and gardens.The union government’s initiative for optimizing the utilization of land has been backed by experts who have the suggested the idea of 3D city. But this is only possible through increment of FSI (Floor Space index) which will allow the efficient use of land. Both PMC and CREDAI have supported the need for higher FSI in the city. Currently in older areas of Pune, FSI of 1-2 is permissible. Most of the existing buildings out there are destined to go redevelopment and if higher FSI is granted then proper use of land might be possible.But experts also say that even if the high rise buildings are made, facilities that are available on the streets must be present there to cater the residents otherwise the residents would be alienated. This is the reason why the concept of 3D is evolved.
