HDFC to Buy HUL Ex-Headquarters in Mumbai

HULMumbai: The Housing Development Finance Corporation (HDFC) is all set to buy the erstwhile headquarters of the Hindusthan Uniliver (HUL) at Backbay Reclamation in Churchgate. Real estate experts are of the opinion that the deal had been sealed at around Rs 350-400 crore for the 1.53 lakh sq ft property at the premium location.HDFC’s head quarters at present are at the Ramon House where it was started in 1977. Though the housing finance giant slowly came to acquire the whole building its name was kept unchanged as HDFC Chairman Deepak Parekh believed that the premises brought good luck to the company. As a result HDFC is among one of the rare major companies that still do not have a building named after them, in other words what is called a marquee building. Hence once the new building will be acquired it will be named after the company.Earlier in April HDFC had taken the building on a three years lease. Now they have decided to buy it and name it HDFC House while Ramon House retains its name. Some of the new occupants are to include HDFC Ergo General Insurance operating from Andheri and HDFC Mutual Fund a subsidiary of HDFC presently functioning in a rented office.At the corporation’s annual meeting HDFC Chairman Deepak Parekh said in spite of there being an excess in the commercial real estate market, steady growth was witnessed in the residential real estate market of tier II and tier III cities which gave the company immense lending opportunities. Parekh said, “These are places where houses are available for Rs 2,000 to Rs 3,000 a square foot. Some of the big builders are moving into these locations and building large townships.” Apparently the steady lending turned out to be company’s windfall and now they can afford to buy the premium real estate.With multinational banks like Standard Chartered and Citi investing in office space in the Bandra-Kurla Complex, HDFC was HUL’s best option to have its ex-headquarters sold to.
