Centre is planning to provide new guidelines to states for restructuring the approval methods of real estate projects. It is expected that this move will give a kick to the current situation of the real estate and construction industry. The housing ministry has set up a committee for preparing key solutions to be included in the guidelines. The factors include creating a timeline of the whole process of approval, providing clarity, review of existing process and abandoning unnecessary steps to ease the process.It is also recommended to use IT enabled single window approval system, giving special consideration to affordable housing projects by employing fast track process with a 60-day clearance window. The panel member had said that most of the guidelines are structured such that it will organize and simplify the approval of projects. Long approval process for land, water, electricity and country planning are the primary reasons for delay in completion of projects.It is calculated that average time required for approval of a residential project in Delhi is 141 days which is actually the fastest in the county. In Trivandrum, even 559 days is also witnessed.
