20,000 Affordable Homes in MHADA Buildings

MHADA FlatsMumbai: Maharashtra state government has planned to come up with an array of affordable housing projects. In place of additional Floor Space Index, Maharashtra Housing Area Development Authority (MHADA) redevelopment projects will take a share of the extra flats which will contribute towards the rise of affordable houses in the city.Previously MHADA builds would provide flats of 1,000 square feet. But according to the recent report, the size of the redeveloped flats will be limited to 800 square feet for Higher Income Group, for Middle Income Group the size is restricted to 600 square feet and 300 square feet for Low-Income Groups.This new policy has been finalized by the Chief Minister, Prithviraj Chavan and a notification regarding the MHADA development will also be issued this week. Once the notification is issued, the plan will be executed.MHADA in total have 102 layouts and 56 colonies in Mumbai. Very few vacant plots are available for expansion but the modification in the Development Control regulation 33(5), there is a possibility to spawn almost 20,000 affordable flats in each building.Usually MHADA projects get a Floor Space Index (FSI) for 2.5 to 3, the one-third of the extra FSI will be presented in the form of flats. This will help to create affordable housing projects in the affluent city of MumbaiAccording to the sources, there are around 400 redevelopment plans pending before MHADA.
