Mumbai: Few months back there was a news that excited the builders as well as citizens. It was about the special privileges planned to be delivered to those who construct or live in eco-friendly buildings in Mumbai. This promise is continuing from many years but it seems that the state government is in a different mood and pulled back from what it had said before. Privileges like FSI incentives and property rebates was promised to those who follow the green building code but nothing actually came in hand. The officials say that a new code is being made and currently in the final stage. Many of the reforms are going to change.The incentives mentioned above may have promised but sources have revealed that it would not be a healthy option for the government and thus they have faltered with their proposal. Giving property and water tax rebates with an incentive plan on FSI would definitely have pulled the hair of finance department and thus its better not to deliver what is said before, as decided by the officials.The new green code will be stricter and several other reforms would be made. Some of them are rainwater harvesting, coloured bins for waste segregation, tree plantation on net 15 percent plot area, solar lights and water heating systems, reusing of 50 percent of construction waste. It is necessary to integrate green codes because this helps in reducing the carbon footprint. However we should not miss the incentives promised for the makers and residents of green buildings.
