Hyderabad: Hyderabad Metropolitan Development Authority (HMDA) has decided to implement Land Pooling Scheme (LPS). The scheme states that the owners and farmers individually come together for the land development proposals. The development can be carried out on land up to 100 acres and for more land they have to take the permission from the HMDA.Land Pooling scheme will be commenced under the HMD authority, the civic body or licensed developer satisfying the conditions according to the HMDA plan. Hyderabad metropolitan area will be the first to witness the LPS scheme in the state. In further step LPS will be extended in other areas of the state according to the provisions in the HMDA Act, 2008.LPS scheme has two types, one deals with Township Development and other deals with the Road Development and both schemes are undertaken according to the notified master plans of Hyderabad Metropolitan Development Authority. For Township Development LPS, the land has to be of minimum 100 acres.It is necessary that at least 66 percent of the total land owners must be ready for the development of the land. Owners who do not take part, their land will be acquired under the Land Acquisition Act of 1894 with the Urgency clause and the compensation will be provided for them accordingly.The draft of the LPS was submitted to the Municipal Administration (MA) and Urban Development (UD) departments and they have cleared the draft of the scheme. The draft will further go to the HMDA executive committee for the approval.
