Bangalore: Bangalore stood third among the top eight cities with the highest housing project launches in the first quarter of the current year. The target audience for the residential housing in Bangalore is majorly influenced by the IT/ITeS sector. Driving factor of this steady growth is the North Bangalore locality with the target audience of IT professionals.Southwest Bangalore which mostly preferred by the IT/ITeS workforce has observed the 40 per cent of the total new launches in the city along with 25 percent launches contributed by northern locations of the city.Most of the top cities have observed the decline in new launches Hyderabad and NCR witnessed decline of 90 per cent and 40 per cent respectively compared to the preceding quarter. Other than Bangalore only Pune city has observed an increase in the new launches of 109 per cent against the previous quarter.Capital values in the high end segment witnessed an uptrend of 10-14 percent in the Eastern and Northern regions whereas the South-West and central region observed 13-14 per cent increase over the last year. The ongoing Metro project has uplifted the high-end and mid-end segment’s capital values in the Northwest Bangalore.Bangalore contributes to 11,622 housing units in the first quarter of 2013 where overall housing units were estimated to be about 38,000 which were declined by 2 per cent compared to the previous quarter. Despite the overall sluggish market, Bangalore observed a steady rise in the residential real estate.
