Pune Suburbs Rank Third In Preferred Office Property Space

third-rankPune: For quite some time Pune had been shining near the top of the list when it came to flourishing in the job market. A recent survey has placed the city suburbs on the third rank when it comes to the destination for investment in office properties. The survey has been conducted by property consultants Knight Frank India.The suburbs include Airport Road, Kalyani Nagar, Ahmednagar Road, Yerawada and Vishrantwadi. Pune’s suburban business district fetches an annual return of 14% which is just after that of Central Mumbai which tops the list with returns amounting to 19% and Mumbai West with returns of 15%. Pune has office space of 43.1 million sq ft of which 34.2 million sq ft space is already under use. As Pune is doing well, the survey observed that office space price in Pune will rise by 38% in the next 5 years.Knight Frank Director of Research and Advisory Service, Samantak Das said that the reason behind such an upsurge in the Pune office space market is that it is mainly driven by IT and ITES sector. A fall or rise in this sector can have an impact on the demand of office properties. 75% of the office space is occupied by IT sector while manufacturing occupies 12% of office space.Values of office space varies between Rs 4,800 and Rs 6,000 per sq ft. If Pune continues its upward journey then by 2017 office space will have a value varying between Rs 6,650 and Rs 8,300 per sq ft. Though areas like Airport Road, Kalyani nagar, Ahmednagar Road, Yerawada and Vishrantwadi have highest investment return, the areas in main Pune city such as Pune station, Camp, Deccan, Senapati Bapat Road, Bund Garden Road etc have the highest capital value where office property prices vary between Rs 7,200 and Rs 8,400 per sq ft.
