LMC to Hike Rentals on Old Properties

LMCLucknow: Till the present there were many residents of Lucknow who lived on old properties at a very minimal rent. But the Lucknow Municipality Corporation (LMC) is about to change that now. The civic body has decided to revise the rental system based on the circle rates of the current District Magistrate (DM). About 2,000 residential and commercial properties will come under the scanner when the new system will become functional.The proposal if approved will raise the amount of revenue collected by the LMC quite heavily. A standard rate of mutation was set in Lucknow in 2001. In the next 12 years rental values have sky rocketed. Therefore now the corporation feels that the time has come that the mutation rates should be revived too.Under the new system the legal heirs or blood relatives who have taken possession of rented properties will have to pay Rs 15,000 to Rs 20,000 as mutation fees for residential properties. The amount will be Rs 60,000 for commercial properties like shops in prime locations such as Hazratganj, Aminabad, Lalbagh, Kaiserbagh, Charbagh etc. For areas other than these the amount will be Rs 40,000.Occupiers who are not the legal owners but have bought the properties from the owners and are living on minimal rent have to pay Rs 30,000 to Rs 40,000 for residential properties while for commercial properties in prime locations they will have to pay Rs 1, 20,000 and Rs 80,000 for non-prime locations.Second hand owners who have not officially registered their properties and have not paid the mutation fees are going to be in the biggest trouble as now they will have to pay the new rates depending on the type of property.
