A private equity major, Actis might roll back from India and sell back its stakes. This was its first and only real estate investment in the country. The PR firm had invested around $25 million in collaboration with Bangalore based Vaishnavi Group in a move to build residential and retail properties. Sources informed that Actis is in discussion to back out from the real estate business it started in the country in 2008. No comments from either of them are received in this context. Apart from real estate, Actis has actively invested about $1 billion in various sectors including healthcare, infrastructure and automobile.Out of $25 million, $7.5 million was meant for the development of about 925,000 sq ft of residential and retail space at Yeshwantpur and the remaining for multiple other projects. However Vaishnavi Group is inadequate to buy all the stakes back. Possibly a time of difficulty!According to the analysis of Indian realty market, it is observed that private equity investment in India is experiencing saturation and moreover it is declining if compared to the 2005-08 period when it peaked.
