Regulatory Bill to be Based on Only Carpet Area

regulator-billAccording to the decision made by the top government official, the planned real estate regulatory bill will make it compulsory for the development authorities to clear the building plan on the basis of carpet area. The regulatory bill will acknowledge only the carpet area.Carpet area will be one of the mandatory features of the regulatory bill. The bill will be passed by the municipalities and the development authorities only on the basis of carpet area apart from this other criteria like built-up area and super area will not be considered.Super areas are those which include built-up area and the area that is occupied for basic amenities like lifts, corridors, club house, parking space, stairs etc. These areas are normally 25% extra then the built-up area. Developers in National Capital Region normally sell their lands on the basis of super area.According to the officials, the real estate regulatory bill cannot be bought in this Parliament session but it would definitely come into picture in the next session.The Union Cabinet last month did not accept the provisions like jail term for misleading advertises put forward by the developers about their projects. The provision also included that the developer can launch their project only after they receive all the required clearances.
