1.4 Lakh Unsold Housing Units Due to Sluggish Demand in NCR

1.4-unsoldNew Delhi: National Capital Region (NCR) has observed construction of around 5.2 lakh housing units, out of which more than 1.4 lakh housing units remained unsold due to the sluggish demand in the market. Although the NCR market experienced passive demand for residential housing, the prices remained steady in all other submarkets.66 per cent of the unsold units was concentrated in Noida and Greater Noida regions. This value was little relief compared to last year’s percentage; 78 per cent of unsold units were constituted from Noida and Greater Noida sub markets in 2012.Property consultant Knight Frank’s report on NCR residential market said that almost 5,20,000 housing units are under construction in various stages of construction. Sold housing units were recorded to be more the 70 per cent of the total value whereas around 1,40,000 housing units are still waiting for buyers. The report stated that 50 per cent of the housing stock will be ready for possession by the end of 2014.Newly launched projects in the second half of the fiscal year 2013 were recorded to be approximately 33,500 units, which were lowered by 32 per cent compared to the second half of the fiscal year 2012. As a result, NCR sub market remained downcast with low demand and drop in the new launches.Absorption of units in the second half of fiscal year 2013 also experienced fall of 12 percent compared to second half fiscal year 2012. The majority of absorption was observed in affordable and mid-segment housing.
