North Bengal Witnesses High Land Value Appreciation

SiliguriSiliguri: The northern part of Bengal which is famous for tea, timber and tourism is now witnessing a boon in real estate sector. Land dealing has become a profit-making business northern Bengal’s districts like Darjeeling and Jalpaiguri.According to the long term outlook plan organized by IIT Kharagpur with the monetary support of UNICEF, the cities which are located in the northern part of the state, Siliguri, Jalpaiguri Planning area benefits with index growth of 35%. It is expected that by 2025 it will go up to 70% which will be one of the highest growth in the country. The growth has resulted in appreciation of the land value in this region.In last ten years, the commercial  and residential lands in Darjeeling have witnessed 30 to 100 times increase in the price whereas Jalpaiguri have seen 50 times increment in the value of lands. Cochbehar, a district present at the Indo-Bangladesh border have also noticed a similar land value appreciation. Jaigaon, a trading hub located at the Indo-Bhutan border is said to have the highest land value appreciation. Earlier the floor area which was priced Rs.10, 000 per square feet is now same amount is charged for per square inch.According to the Urban Development Minister of West Bengal, rapid development is main factor which has led to appreciation in the land value.According to a report, unauthorized migration from Nepal and Bangladesh has led to scarcity of developed land and is the major cause behind the abnormal rise in the price of the lands.займ на карту без отказов круглосуточновзять кредит онлайн
