Bangalore: Since last year, the number of leasing deals from expatriates in Bangalore has almost reduced by 50% which have adversely affected the rental of the luxurious villas in this city.According to a research, in last one year leasing for high-end villas has come down to 25 to 30%. In most sought after locations of the city, where the rental rates of the villas were Rs. 4 lakh a month previously have now dropped down to Rs. 3 lakh. In Whitefield rentals were between 2.5 lakh to 4 lakh, currently the villas are getting cheaper.On the basis of the estimated data, the most expensive residential rental last year recorded was Rs. 4.25 lakh. It was a plush home with a private pool in Beverly Hills of Epsilon locality. 2 to 3 years back this same elite locality used to earn Rs. 7 lakh per month for some of its posh residences.Most of the corporate companies have cut down their budget due to the downturn of the global markets. Earlier 100 expats were relocated to Bangalore but now only 50 of them are shifted back to the city. One of the main reasons, why high-end villas in Bangalore are witnessing a declination is due to the corporates renting their chief executives in bigger apartments. In fact some of the companies have removed the facility of accommodation from their HR policy which was formerly included with their CTC.Approximately 1.5 lakh home in Bangalore are ready-to -use out of which 80% of them are apartments and only 20% are villas. The rental market for the high-end villas is observing a slowdown in Bangalore whereas apartments are seeing an appreciation. The rentals have steadily witnessed a growth from 5 to 15%.
