Delhi-NCR: The requirement for office spaces that are less than 10,000 sq ft has been waxed in the last few years across Delhi-NCR and specifically the need lies in the range of 500-2000 sq ft. The demand for small office space is driving the commercial real estate market across the city. “Demand for smaller floor plates has increased as the occupiers are increasingly focusing upon cost controls and looking forward to utilize their existing portfolios more effectively. Delhi- NCR has dominated office transaction activity in the less than 10,000 sq ft office space category in the previous quarter. Transactions in Delhi-NCR were spread across multiple sectors such as telecommunications, IT/ITeS, banking, KPO, manufacturing, insurance and consulting,” said Rajat Gupta, Executive Director, CBRE.A gamut of office space in the 500-2000 sq ft category is available in Delhi. The rental values for these vary between Rs 100-350 per sq ft per month. CP has limited availability of small office spaces in the 500-2000 sq ft category while Jasola and Nehru Place have a good supply of Grade ‘A’ and ‘B’ small office spaces. Some new constructions like Red Fort Capital Parsvnath Towers near Barakhamba Road and Birla Tower in CP will boost the supply of these units in the central business district region.The NCR region is following Delhi’s footsteps and the outer regions of Noida and Gurgaon also witnessed demands for small office spaces. The prices range between Rs 25-140 per sq ft per month in Gurgaon depending upon the location and the developer.
