Mumbai: Here is yet another glad news for property buyers. Property seekers who are about to take possession of flat need not shell additional money towards obtaining a NOC from the Builder. The formalities involved in property buying/ transfer will be completed even without the NOC. Official communication has been received by the State Housing Department in this regard.Till now buyers were shelling out additional amount towards obtaining a NOC from the Builders. Almost Rs.500 per sq.ft was collected in the name of issuing a NOC. This is turn lead to an increase in the net price of the property. Amidst the artificial inflation, this will be an encouragement for the property seekers. Under the Maharashtra Ownership of Flats Act (MOFA) buyers need not obtain NOC for buying or transferring a flat.The Registration Department has also been sent an official notice in this regard. The Department will ensure proper registration of the property without an NOC from Developers. Sale documents will here onwards be registered without a NOC. The buyers will now be saved of the additional expenses in the form of obtaining NOC’s from Builders and Developers for registration.
