Real Estate Prices in Pune

Pune city is becoming more cosmopolitan with a population of more than 7 million and growing. Pune is also seen as Educational, Industrial and IT hub of India with top blue chip cos. Pune has good infrastructure of transport by Air, Rail and Road and close proximity to Mumbai by expressway. More and more people folk to Pune for better job opportunities and good education. Among the top locations in Pune are Koregoan Park, Bund garden road, Kalyani Nagar, Boat Club road, Dole-Patil road, MG road and Pune Camp area with prices ranging somewhere between Rs 3,000 to 7,500 per sq ft approx, due to close proximity to Pune airport, railway station, top restaurants, hotels, shopping malls and cinema halls. Areas within the 5 to 7 kms from Pune Camp areas are Kondhwa, Wanowri, Viman nagar, Salisbury Park, NIBM road, Fatimanagar, Lullanagar, price per sq ft Rs 2,700 to 4,500 approx.

Among other top locations in Pune is Deccan area comprising of F C road, Bhandarkar road, Law College road, Prabhat road, Erandwana , Senapati Bapat road (also known as S.B road) Ganesh Khind road, Model Colony, Shivaji Nagar with close proximity to top educational institutes of Pune like Symbiosis college, BMCC, Fergusson college, Deccan education institute and Pune University to name a few, where the prices per sqft range between Rs 2,500 to 6,500 approx. Close to Deccan area within proximity of 5 to 7 kms are Karve road, Kothrud, Shankarseth Road, Swargate, Karve nagar, paud road price between Rs 1,700 to 5,000 per sq ft approx. The place in the heart of Pune city also known as old Pune are Sadashiv peth, Ganesh peth, Budhwar peth, Bajirao Road, Narayan peth, Laxmi road, Tilak road, property price ranging between Rs 2,700 to 6,000 per sq ft.

One of the top location which have developed within 10 years till date due to boom in IT sector are Aundh, Baner, Pashan, Bavdhan, Sus road, Aundh Goan, Pimple saudagar, Sangvi, Wakad, Balewadi, Hinjewadi also due to their close proximity to heart of city and are well connected to Mumbai-Pune Expressway and Pune-Bangalore Highway. Pune is also known for its Industrial sector for manufacturing automobiles and other Industrial products with top cos like Tata Motors, Kinetic, Mercedes, Alfa laval, Bajaj Auto to name a few. Based in PCMC with areas like Pimpri, Chinchwad, Nigdi, Talegoan, Talewadi, Chakan, Khadki which is well connected to old Mumbai-Pune Highway where prices are Rs 1,800 to 3,200 per sq ft approx.

Pune has also seen many new townships coming up in the outskirts of the city. One of the most known townships is Lavasa city where theproperty rates are around Rs 3,500 to 4,500 per sq ft approx.

  3. Property rates have gone out of reach of the common people. NRI’s and IT person’s who lost their jobs at US are coming back to India and purchasing land/house at higher rate, since they have lot of saved money in hand.
    All are requested not to go for any exorbitant prices asked by the builders.

    Better to delay property deals now since property prices will be stable soon and correction will take place in next few months.

    Property rate is driven by demand from common people.If property is out of reach of common people then automatically prices will be corrected and will come down.
    Since Pune is expanding so instead of paying high rates for small area inside city, it is better to look for big area and less rate societies at suburbs of pune.
    I request all IT people to blog your views on property rate. Blog against builders, blog against property rates and don’t pay exorbitant prices asked by the builders, since because of IT people non IT people are suffering a lot.
