According to a latest report, the government has to work along with the private sector to meet its target of offering affordable housing for all by the year 2022. The increase in the supply of affordable housing will fulfill the dreams of millions of low-income people.As per the survey, affordable housing segment is projected to be valued Rs. 9 lakh crore for the private developers while for the housing finance companies it is estimated to be Rs. 7 lakh crore. The report further added that, the government’s effort to deliver affordable housing for the urban low-income class failed due to rapid urbanization, thus urban poor unfortunately have to dwell in restricted spaces with very little civic amenities.According to a review, in about 22 cities which included Mumbai, Ahmedabad and Indore, around 30,500 units in 132 projects, priced below Rs. 10 lakh has been launched between June 2011 and January 2013. Approximately, 20 projects were launched in each city.The survey examined that EWS and LIG segment citizens will be incapable to buy homes built by private developers until the government offers some financial support to them.Currently, in majority of the locations any apartment built by private developer of 269 sq ft carpet area is priced over Rs. 5.6 lakh. However, any family belonging to economically weaker section can only afford to invest Rs. 2.95 lakh.To increase the number of affordable housing for the low income segment and economically weaker section, demand as well as supply side is important to be taken into consideration.The report further suggested that on the supply side, affordable land price, modern construction techniques, 100 % loan papers, small process and small houses would aid this housing segment.
