DDA approves Increase of up to 66 % in FAR for Hotels

delhi-hotelsNew Delhi: The Delhi Development Authority has decided to increase floor area ratio for hotels by up to 66 per cent. Under this decision, the authority will increase the floor area ration (FAR) or Floor Space Index (FSI) which is used for the construction of hotel buildings.DDA will allow FAR of 3.75 for hotels which would be situated outside the Lutyens zone having roads of more than 30 meter width. Such hotels were earlier used to get FAR of about 2.25 which now can be shifted to 3.75 which means now these hotels can construct property which is 3.75 times the size of the associated plot.The hotels residing next to the 30 meter wide roads and outside the lutyens zone will get 44 per cent increased FAR of about 3.25. Due to this decision many hotels will be benefited but few hotels will not gain any advantage as the ground coverage has not been increased. Older buildings will not be allowed higher FAR as they are incapable of supporting extra floors on their existing constructions.The hotels which will not be benefited through the decision include Taj mahal, Shnagri La. Le Meridien, The oberoi, Taj Palace, etc. as they are restricted through a heritage laws. On the other hand the hotels built near the aitport will not gain any sort of benefit of this new rule for the hotels.Hotel and Restaurant Association of Northern India executive Saeed Shervani said that even though the odds are in hoteliers favor they will have to examine whether vertical expansion of the structure is possible on the given limited ground coverage.займ на карту без отказов круглосуточновзять кредит онлайн
