Gurgaon’s Commercial Zones will Now House Residential Projects

Gurgaon-commercial-zoneGurgaon: Haryana Government has decided to permit mixed land use in commercial zones which have been notified in Master plan. The decision has been taken to boost up the construction activity in NCR which will allow realtors to construct residential properties in commercial complexes in the region.The state’s town and country planning department confirmed that it has approved policy for mixed land use policy but it will have regulations regarding the minimum and maximum limit of an area which would be allotted for residential complexes.The authority has given licenses to the integrated commercial complexes in designated commercial zones according to the old development plan, but under the new Mixed Land Use these complexes will be allowed to construct residential properties.The new policy stated that such projects will only be allowed on sector roads or 30-meter wide roads for which minimum area of the project has to be 10 acres. The commercial license holder in Gurgaon will be allowed to develop up to maximum 50 percent of the areas in Gurgaon-Manesar segment while 30 per cent would be allowed in Faridabad, and about 10 per cent would be allowed in Sonipat and Bahadurgarh regions.Maximum permitted floor area ratio (FAR) of these projects would be allowed according to the present licensing policy, while residential unit FAR should not be more than 33.3 percent of the maximum permissible FAR of the project and remaining 66.7 percent will be reserved for commercial unit.Under the new mixed land use policy, it would not be allowed to develop independent residential plots on these commercial zones in National Capital Region.займ на карту без отказов круглосуточновзять кредит онлайн
